Engineering documentation and detailed design plans are now approved by Council and relevant authorities.
Early works such as site clean up, removal of vegetation and demolition of any existing buildings have taken place. Civil contractor is also in the process of commencing bulk earthworks to shape the future lots, roads and reserves.
Preliminary pipes for sewer and stormwater drains are being placed and backfilled.
Road boxing is taking place along with the construction of footpaths, kerbs and channels and the ultimate road pavement. All other items such as street lights, signs and miscellaneous works to be completed at this stage of the delivery process.
Council and relevant authorities have issued their consent for practical works completion following the relevant audits/ tests and inspections.
Council has issued Statement of Compliance (SOC) for the stage which means all authorities are satisfied with the works and payments required. Preparations commence towards lodgement with the Titles Office.
All post SOC payments and requirements have been satisfied and the Plan of Subdivision is now lodged with the Titles Office for review.
The Titles Office has reviewed the Plan of Subdivision and released/ registered Titles for all new lots and reserves. Purchasers are required to inform their conveyancers/ legal representative and banking institution ahead of settlements taking place in 14 days.
